1. Can you guarantee that I will be able to build on any land I buy from you?
No, there is no guarantee that planning permission will be given. However, we do not buy land that we know will not be given permission, or that we consider is not suitable for development. None of our land is land-locked - all have good rights of way.

2. Can I seek planning permission before I buy the land?
You may if you wish, but this would be at your own risk. Land that has any level of planning permission is much more valuable than land with none, and obtaining permission on land that you have not yet purchased could result in the owner increasing the price greatly. Also, there is a good chance that another purchaser may buy the land from us whilst you are deliberating over it.

You may consider it more appropriate to purchase the land having decided that it meets your requirements, then apply for planning permission.

3. Can I visit a plot before I buy it?
Yes, of course. If directions are not shown in our land for sale pages please request them via our "Contact Us" page.

4. Can I visit your office?
No. We conduct all our business on the internet. This does not diminish the quality of service we can give and keeps our operating costs, and therefore our land prices to a minimum.

5. Why are your land prices so low?
Firstly, unless otherwise stated, the land is sold without planning permission. Land with planning permission is a lot more expensive.

Secondly, our margins are kept as low as possible. We operate over the Internet and do not have costly premises to maintain.

Thirdly, most land is bought in quantity and then divided into easily affordable plot sizes. That way you need only buy and pay for the plots that you need to make up the size and shape of land you want.

6. Why do the prices of similar sized plots vary?
This is dictated entirely by the cost of the land to us. Land costs can vary by location - obviously the closer to London, the higher the value - and by the demands of the original seller. Be assured that we try to find land at the best cost because we know that this will make it easier to sell. Our operating margin is tiny, on the basis that we would rather sell many plots at a sensible price than one at a silly price.

7. Are your prices negotiable?
We will be happy to discuss this, but cannot give guarantees. Most plots that we offer are on a commission basis and the price is set by the current owner. No harm in asking though!.

8. Will I have to pay anything apart from the price you quote for the land?
Yes, you will need to pay the Land Registry fee (currently £40 per plot).
As well as this you will need to pay your Solicitor's fees - if you choose to use a Solicitor (most people don't).

9. What methods of payment do you accept?
Cheque, banker's draft or electronic transfer. Full details will be given when you decide that you wish to proceed with a purchase.

10. Can I buy land by telephone?
Yes, you can purchase land by telephone on the promise of our receiving payment within 72 hours. If your payment, or deposit, is not received in that period we will make the land available to others.

11. Is there a cooling-off period after I have paid?
If you are in any doubt about purchasing land from us then we would prefer that you do not pay us any money. This is much cleaner in that we know what land is available whenever we receive enquiries. If a purchaser needs time to obtain funds, we will always reserve land on receipt of a non-refundable 10% deposit.

12. Can I defer payments?
Only in the situation of providing a deposit prior to paying the full outstanding amount within 30 days.

13. Do you give refunds?
No, but we will advertise your land for sale and try to sell it on a commission basis if you wish, at a price you specify plus our commission percentage.

14. Do I need to use a solicitor to purchase land?
No, but you can use one if you wish.

The down side is that you will be spending time and money that can easily and safely be avoided. We supply all forms and full instructions to complete the purchase and transfer with just a few signatures. Published statistics (not our figure) state that less than 0.1% of land such as ours is sold through a Solicitor.

However, you should use a Solicitor if you are at all uneasy about the process, or about dealing with us. Just remember, that we retain the right to sell land to someone else unless or until a deposit has been paid. Unlike other Land Agents, will do not penalise customers who prefer to use a Solicitor (e.g. some others retain the right to sell to a new cash buyer if a Solicitor is taking too long to complete a purchase).

15. What searches have been/will be done on the land that I buy?
A Land Registry search (to establish ownership and a legal conveyance) will have been performed when we bought our land, and we ensure that this has also been done for land we are selling on commission. Copies of the Land Registry Title of Ownership and Charges Register including Covenants are obtained.

16. Is your land freehold?
Yes, all land is freehold and would be yours to use for any (legal) purpose you wish - forever.

17. Would you re-sell my land for me?

Yes, we will advertise your land for sale and try to sell it for you if you wish, at a price you specify plus our commission percentage.

You will need to supply the Land Certificate in advance of the sale so that the land can be offered for sale with Instant Deeds. You will also need to say in writing how much you want for the land. When the land is sold, full payment of your requested amount will be sent on the day that we receive cleared funds from the purchaser. (Please note that this could be up to 30 days after the purchaser has paid a holding deposit for your land).

18. I have some land for sale. Would you purchase it from me?
Yes, if it is suitable. We will not buy land that does not meet our criteria for selling - e.g. suitable for development (e.g. not in a flood area!), not land locked, no restrictive covenants, good locations and access, and a sensible price.
